Villa Costanza is a 550-square-meter (about 5,920 square feet) house which sleeps 23 people. It is located on a hill, and it features a garden, a private swimming-pool and a wide view of a valley. The house is equipped with air-conditioning in the bedrooms, winter heating, and parking space.

It is 2 km (about 1.2 miles) away from Narni, 15 km (about 9.3 miles) from Terni, 40 km (about 25 miles) from Spoleto, 50 km (about 31 miles) from Assisi, 70 km (about 43.5 miles) from Perugia and Orvieto, and about 100 km (about 62 miles) away from the center of Rome.

The villa is subdivided into six suites, each with a double bed on a mezzanine, a living-room with a divan bed, a kitchenette, and a bathroom with shower. There is also another large living-room and a spacious shared kitchen.

Villa Costanza is situated amidst the green of the hills in the area of Umbria which is closer to Rome.

At your arrival, you will see a large house in grey stone nestled almost at the top of a gracious hill surrounded by lawns and gardens distributed on different levels of land. As you look around, you won’t see any other house, but only an amphitheater of hills covered in intense-green woods: it will take you only a second to realize why Umbria is called the “Cuore Verde dell’Italia” (the Green Heart of Italy)!

The air is clean and fresh, and there is no noise: even before you enter the house, you will notice that you have chosen the perfect place to spend a relaxing vacation.

The whole villa is surrounded by a garden and the land of the property.

From the garden and the swimming-pool of Villa Costanza, you will have an enthralling view of the hills and the valleys which spread out and meet the blue of the horizon. The garden and the swimming-pool blend well within such natural set: the swimming-pool is located on a natural terrace and features sun-drenched areas around. Near the swimming-pool, ideal to relax under the shade, is a pergola, or if you prefer, the shady crown of a large tree.

The villa has several patio doors which leads you from the house to the garden: in front of each door you will find a furnished patio which invites you to relax outdoors: little wrought-iron tables and chairs, comfortable cushions, flowered bushes, vases of red cranesbill, the green of the lawns which stretch out to infinity ... the perfect place to stop for while and enjoy a glass of wine or a good book.

The villa dates back to the Nineteenth century, and its façade is just like it used to be two centuries ago: restoration was run respecting the original aspect and fascination of the old structure.

The living-room

Villa Costanza is two-storey high: the ground floor has a large living-room, a bathroom, and a spacious kitchen. The living-room is elegant, cozy, and furnished with beautiful furniture and old paintings. It is a very spacious room with wooden floor and wooden-joist ceiling. It’s also divided into two parts by a large masonry arch. In one part you will find an old fireplace sculpted in grey stone and surrounded by armchairs; in the opposite part, next to the kitchen, you will have a dining-table.

From the living-room, you can reach the garden and the swimming-pool.

In case you feel like throwing a dinner party or welcoming other guests, all you have to do is ask: in the living-room of Villa Costanza, you can organize dinners and parties for even 100 people.

The kitchen

Three steps separate the living-room from the spacious kitchen. Here you will find a four-burner stove, two electric ovens, a large fridge, a freezer, a dishwasher, and a table with chairs. The villa also has a laundry room equipped with a washing machine and a dryer; this room is apart.

From the kitchen you can reach the garden and a gracious portico equipped with a barbecue and an outdoor dining-table. It will be easy and fun to have dinner outside during summer, maybe with candle lights under a starry sky!

Bedrooms

A staircase consisting of twelve steps will lead you from the living-room to the upper floor.

Along a corridor adorned with tapestry, you will find five mini-rooms out of the 6 which are part of the villa.

One particular characteristic of Villa Costanza is the following: besides the large shared areas of living-room, the interior of the villa features not simple bedrooms, but mini independent rooms. Each bedroom has its own small living-room with a kitchenette, table with chairs, armchairs and couch or divan bed, a bathroom with shower, and a double bed on a mezzanine.

If your party consists of several families, you will have the possibility of distributing each family in a mini-apartment.

What you have is a great opportunity, not easy to be found, to enjoy what Villa Costanza has to offer: large shared spaces to happily spend your vacation along a big party of people, not mentioning the “private” spaces to each family so that everyone gets to experience privacy and autonomy as well.

You will notice that each mini-apartment has been carefully decorated in the warm and cozy classical style typical of Umbria, with wooden floor and wooden-joist ceiling. Four of the mini-apartments have a double bed and a double divan bed. The fifth one features a double bed, a single bed, and a double divan bed.

The bedrooms have windows overlooking the valley and the hills.

The loft

The sixth mini-apartment takes a small and romantic loft consisting of a little house in stone located in a place which is apart from the house, actually attached to the back side of the villa. The loft features its own entrance from the garden once you have gone through a small and gracious patio adorned by bushes of lavender. On the patio you will find a table with chairs in wrought-iron. In the interior, you will find a living-room with a small kitchenette, a bathroom with shower, and a double bedroom. It is the perfect set for a couple in love!
