SoHo’s Little Singer Building has a knack for bringing in big musicians. Our spies spotted Usher taking a look at a 3,000-square-foot co-op there, an apartment that was once home to Pras of the Fugees.

The seventh-floor residence at 88 Prince St. (also known as 561 Broadway) is on the market for $3.85 million. The four-bedroom, two-bathroom apartment has 11-foot ceilings, floor-to-ceiling windows, mahogany doors and private balconies.

Usher was hard to miss during his visit. The R&B superstar showed up with his broker, personal assistant and bodyguard. The keyed elevator could be a hit for somebody who needs security.

Listing brokers Ryan Serhant and Samuel DeFranceschi of Nest Seekers International declined to comment.

Crazy stoop love

This isn’t your typical model apartment. Marisa Tomei, whose latest movie, “Crazy, Stupid, Love,” opens next week, was spotted checking out a $1.65 million Greenwich Village duplex that belongs to French actress/model Josephine de La Baume. The current, um, face of Agent Provocateur lingerie, de La Baume is engaged to music producer/DJ Mark Ronson.

The condo, located in a townhouse at 131 W. 11th St., comes with an impressive fashion pedigree. It was the former home of Vogue creative director Grace Coddington and itself the object of a fashion spread. (Coddington sold it to de La Baume for $1.45 million in 2009.)

The 1,225-square-foot residence, with two woodburning fireplaces and a modern spiral staircase, has a “flexible floor plan” with room for two bedrooms. Outside, there’s a private terrace filled with plants.

That real estate mogul Jerry Speyer is in contract to buy a three-bedroom condo at the Apogee building in South Beach for $7.5 million . . . Tyndal wave

The 55-acre Hamptons estate known as Tyndal Point, which billionaire developer Jeffrey Greene recently purchased, is now available for rent. For $475,000, you can get the North Haven property, with 3,000 feet of oceanfront, from mid-August until the end of September.

Tyndal Point includes a compound of waterfront homes and carriage houses, along with a deep-water dock and lagoon with additional docks. The rental also comes with a yacht, Summerwind, complete with a captain and a crew

Two-bed, 1-Kath

“American Idol” alum Katharine McPhee is living in a high-floor, two-bedroom apartment at the new MiMA development while filming executive producer Steven Spielberg’s new show, “Smash,” which will air on NBC this fall. Two-bedrooms in the complex on West 42nd Street are about 1,100 square feet and are priced around $6,900 a month.

MiMA includes a 44,000-square-foot amenity space with a residents-only Equinox fitness center, a basketball court, an indoor lap pool, indoor and outdoor screening rooms, a game room and terraces with private dining pods and barbecue facilities.

Art & commerce

Artist Richard Prince recently visited a townhouse at 113 E. 90th St. that was on the market for $10.995 million. He was interested in the lineage of the building, which had most recently served as an art gallery and separate residence. But Prince will have to keep looking — an undisclosed buyer just snapped up the townhouse for $9.825 million.
