MS-3150-Crabtree, Lotta M. (Abstract of Title)
This 27-page photocopy of the Abstract of Title and Certificate of Search for a parcel of land at Fair Oaks and 22nd Streets in the Mission Block in San Francisco is dated October 8, 1885. The document traces the ownership of this lot, as follows:
° October 8, 1885. An Abstract of Title for a parcel of land located at the corner of Fair Oaks and 22nd (originally called John) Streets in San Francisco is prepared by Simpson & Millar, Examiners of Deeds. Their research revealed the following:
- February 23, 1864. The property was transferred from ownership by the San Francisco Homestead Union to John A. Crabtree for $351.35. The San Francisco Homestead Union had acquired the lot by deed from F. L. A. Pische, J. B. Bayerque and Levi Parsons on February 19, 1864.
- March 9, 1869. The lot was transferred from John A. Crabtree and his wife, Mary Ann Crabtree, of New York City to James Riley, also of New York City.
- March 9, 1869. The lot was transferred from James Riley and his wife Sarah of New York City to Mary Ann Crabtree also of New York City. (A note added to the report indicates that if Mary Ann Crabtree's husband were alive at this time, a deed would also be needed from him.)
- July 6, 1867. A lot, described as being part of Horners Addition to San Francisco and bounded by old Camino Real and by Dolores Street on the west, was transferred from John Diner to Lester L. Robinson.
- May 28, 1870. A lot, described as being the part of the San Miguel Rancho lying east of Castro Street and known as Horners Addition, was transferred from Lester L. Robinson to Francois L. A. Pische.
- February 3, 1885. Mary Ann Crabtree of New York City deeds to Lotta M. Crabtree, also of New York City, certain unspecified property in San Francisco.
- A tax report indicates that taxes on a parcel of land at Fair Oaks and 22nd Streets were paid between 1864 and 1884. However, a tax lien on the property has been assessed to Mary Ann Crabtree for the year 1885 and is due on October 26, 1885. No personal taxes were paid by John A. and Mary A. Crabtree between 1872 and 1885. Personal taxes were paid by Lotta M. Crabtree between 1872 and 1884, but not in 1885.
- May 7, 1875 to October 28, 1876. Warrants for Street Assessments for grading and macadamizing 22nd Street from Guerrero to Chattanooga Streets and for constructing a brick sewer and a plank sidewalk on 22nd Street from Guerrero to Dolores Streets were issued to property owners between these dates. A declaration of no judgments is made by Simpson & Millar, Searchers of Records, on October 8, 1885.
° January 14, 1886. In a continuation of the Abstract of Title, Simpson & Millar, Searchers of Records, find the following:
- November 23,1885. The Fair Oaks at 22nd Street lot is deeded by John A. Crabtree of Manchester, England, and Mary Ann Crabtree of New York City to Lotta M. Crabtree, also of New York City.
- December 9, 1885. A deed of the Fair Oaks at 22nd Streets lot from Lotta M. Crabtree of New York City to Cassius W. Eckstein of San Francisco is signed by Lotta Crabtree as well as by witness Thomas W. Folsom with the official seal and signature of Samuel D. Folsom, the Commissioner of Deeds for California in the State of New York.
- Simpson & Millar declare that there are no unpaid taxes, street assessments or judgments against the property at Fair Oaks at 22nd Streets in San Francisco.
° February 19, 1886. An Abstract of Title for a parcel of land located at Fair Oaks and 22nd Streets in San Francisco is prepared by Joseph Clement, Examiner of Titles. He verifies that Lotta M. Crabtree deeded the property to C. W. Eckstein for $1,300 on December 9, 1885, as above. He attests to the fact that the 1885 property taxes were paid, that Cassius W. Eckstein's personal taxes for 1885 were $188, and that there were no judgments or street assessments against the property. In a final note, Clement says that the parcel, part of the San Francisco Homestead Union, was clear of any incumbrance as of February 23, 1864. (Cassius W. Eckstein's address is given in this Abstract of Title as 623 Lombard Street, San Francisco. Langley's 1886 San Francisco Directory lists Eckstein as a policeman residing at the Lombard Street address.)
° August 4, 1887. A Certificate of Search for a parcel of land described as Mission Block No. 75 is made by John S. Rolls, Searcher of Records, at the request of Benjamin Healey. Rolls attests to the fact that no property or personal taxes (for C. W. Eckstein) remain unpaid and that no street assessments or judgment liens exist. His search reveals that C. W. Eckstein's mortgage for $3,000 with the Cosmopolitan Mutual Building and Loan Association was dated March 19, 1886 and witnessed by Alameda County Justice of the Peace E. G. Mathews whose competency was verified by Charles G. Boardman, County Clerk of the Superior Court in Alameda County.
